If you are feeling ill or have been around someone with covid or covid symptoms, you are not allowed to enter. 2218) or contact Derek directly at (780-271-7042). We are sorry for this inconvenience. The mailroom is still being sanitized at least once a day. You must wear a mask when entering the mailroom. There is complimentary hand sanitizer at the door. With that said we know that a lot of you have been wearing masks and sanitizing your hands regularly and we want to say thank you.

We ask all our tenants to stay safe and healthy this winter. This has been an incredibly hard year on everyone so far but keep in mind if we isolate now when we get together again, no one is missing.

With spring returning and more desirable weather upon us Randy and the outdoor staff will be returning and we ask tenants to respect the 6’ safe distance, this is especially important as equipment is going to be present in the common areas once again. Unfortunately, we have been told to close down the playground due to the possible contamination that can occur, once the state of emergency is lifted, we will be cleaning and opening it back up to residents. The mailroom is getting cleaned once a day, everyday with a disinfectant on the mailboxes, door knobs and book shelf. This is only one measure; we do ask that you wash your hands once you get back in your vehicle or wear some sort of ‘ppe’ if available.   

The quicker we stop the spread, the quicker we can get back to our normal operations. We apologize for any inconvenience that our new policies have caused. If you are feeling sick please do not hesitate to call the health link hotline by dialing 811.

At Meridian Meadows we take the safety of the tenants, staff and visitors seriously. We have been advised to stop having direct contact with the public in order to stop the potential spread of the virus. Unfortunately, that means closing down the office and having some employees work from home. At this time there is no deadline when we will be able to reopen the office but we remain hopeful it will be sooner rather than later. The office will continue to operate remotely, if you have any questions or concerns please do not hesitate to get a hold of Derek at 780-271-7042. He will be periodically on the grounds and will answer all your questions. We still have maintenance staff that will come in during a snowfall or if any other outdoor emergency arises. The mailroom is also getting wiped down and cleaned once a day. If you have symptoms or are experiencing any flu-like symptoms or just generally feel ill, immediately call 811.

This is a tightknit community and reducing exposure will reduce the risk. This is truly not something we wanted to do, but we will comply. We apologize for any inconvenience this may cause you.

A few words from Derek & Vanessa

Meridian Meadows has had a few new families move in over the summer. We would like to extend a hearty welcome. We hope you will enjoy living here. Another summer is over and boy what a wet one we had. It has been one of the wettest on record and hopefully, we should have a nice warm fall and some of the water that’s lying around will evaporate.

General Information

Just a reminder that the speed limit through our Community is 30 km/hr. Please be aware of this and make your guests aware of this as well. We have no sidewalks, so we are forced to share the road. Let’s watch out for one another. Also, when walking on the road walk against the traffic and if you’re biking, bike with the traffic.

Just a reminder that our office will not tolerate any verbal abuse. We understand at times that we will have differences, but abuse of any nature will be forwarded to the police. If you have a complaint, please send us a signed letter or schedule an appointment so we can address your concern. If your letter is not signed, we cannot address it properly.

Insurance: We will be requiring your proof of home insurance upon renewal on a yearly basis. When your new policy comes in please bring in a copy to the office. Vanessa will be mailing out reminder letters as well. Some of you have been upset with this new policy but as a Landlord, proof of insurance is required by our Insurance Company from all Tenants who lease land from us.

If you see suspicious activity in the Park please call 9-1-1. Don’t wait until the office is open. Report anything suspicious immediately! If you see people acting strangely or they seem that they don’t belong here call the police as they are trespassing on private property.

On September 16th we got a new mail lady; please be patient with her as she learns the names and numbers of our Park. If you have received mail in error, please pop it in our Meridian Meadows mailbox. Do not put it on the bookshelf or attach it to the corkboard. Mail is private and we want to respect that privacy.

Community Events

As most of you know every year, we hold a “Beautiful Yard Competition”. We look for yard neatness, color and other interesting details, as well as improvements. Yikes, do you ever make this job hard! We have been taking nominations all summer and these are the homes that were chosen this year: 69,78,40, and 26. Congratulations!! You make us so proud and we thank you for all your hard work. This is why Meridian Meadows continues to be one of the best Modular Home Parks in Alberta!

Our ladies Craft Night will be starting up again on the first Tuesday of October. We are a bit late starting this year as we have undergone an office renovation. This Craft Night runs every Tuesday evening from 7-9 pm. All are welcome to attend! We love to see what other “crafters” are doing. If you aren’t crafty, no problem, just come and have a visit and a laugh.

We have created a lovely little community on Facebook. If you would like to join, we would love to have you follow us. Search for us on Facebook; just remember to look for our duck logo to be directed to the correct page.

Town of Stony Plain: visit www.stonyplain.com for a list of some upcoming events. One of my favorites is the Shred-it Event taking place on Saturday, September 28th, 2019. It’s a great way to confidently shred sensitive paperwork. Another event that is quite enjoyable is the Seniors Jamboree. Dancing at the Community Centre from Sunday, February 3rd, 2019 – Sunday, May 3rd, 2020. Get out your dancing slippers!

Odds and Ends

Fall is a great time to check your furnace and heat tape. If you are having furnace/heat tape/hot water tank trouble, please call Vanessa at the office for a list of good reputable companies that we enjoy working with.

SNOW!! We all know it’s coming and after our dismal summer it’s going to be hard to get accustomed again to being punished by snow. Our snow removal equipment will be getting prepared shortly so I just want to remind you that the bus route will be done first. Once again please don’t approach the machinery while they are working as they can’t see or hear you. If your kids are wanting to play in the snow piles, please let them do so after the machines are finished.

Last year on a whim we decided to put together a bus trip to Castrol Christmas Lights in Leduc. Is this something that you would like us to do again? If so, please call the office so we can get an idea of how many buses we would need. It was a lot of fun; especially trying to remember the twelve days of Christmas!

Dogs, dogs, dogs: Our by-laws state that you can have one dog per household. We understand that some of you have more so please respect us bending the rules for you by picking up and not letting the dogs bark at all inconvenient hours of the day or night. We know that your dog(s) are precious to you, but we will not tolerate bad behavior by the dog or the owner. Your dog will be asked to leave.

If you no longer have a landline and are using a cell phone, please let the office know of your new number. You can email us at meridianmeadows@telus.net or call the office at 780-968-2218. In the event of an emergency, we will need to get ahold of you.

Enjoy the coming winter and remember it’s a time for re-birth and rest. If your one of the lucky ones and there are lots of you, that goes away for the winter, please be safe and we will see you when you return in the spring.

Thought to ponder: “Fall has always been my favorite season. The time when everything bursts with its last beauty, as if mother nature has been saving up all year for her grand finale.”

A few words from Derek & Vanessa

If you are new to the Park; welcome. We hope are enjoying living here. Please remember that the speed limit is 30 KM throughout the park. If you have people coming to visit please remind them of this fact.

The long-awaited warmer weather is upon us and so is forest fire season! We have all been subjected to very smoky conditions outside, which brings to mind the following: currently in the Town of Stony Plain there is no fire ban but having said that there are rules to follow when having a fire in Town. Legal Fire Pits are okay to burn in. For a description of “Legal Fire Pits” please visit the Town’s website at townofstonyplain.com or pop into the office. For example, they must have a fire screen.

General Information & Community Events

Another good way of getting connected is to visit the Town of Stony Plain website. There are lots of great activities going on in our Town such as the Canada Day Celebrations on July 1st and the Mural unveiling on July 18, not to mention the Outdoor Movie on August 15th. The Town does so much for resident involvement and it’s great. Stony Plain’s Lets Eat is another great way to meet other residents so check out their website.

What a great weekend we had for our Community Garage Sale. We had over thirty participants this year. All in all, I think the response that we had from people who were involved was mainly positive. We partnered this year with the Diabetes Foundation and they were so happy with all the leftover “stuff” that was brought to the office. What a great way to support children with diabetes! We would love to continue to get better and better with this Community Event so if you have some ideas for next year please let the office know.

Our Beautiful Yard Competition is on once again. We choose three homes that display an array of lovely flowers and basic yard neatness. We also look for the most improved yard. I was driving around the other day and you are not making the job of the judges easy! There are a lot of gorgeous yards out there.

Complaints

DOG POOP!!! CLEAN IT UP!! My goodness, I shouldn’t have to keep repeating myself, but seriously have some respect for others that use the park.

I have noticed that there are some yards that require attention. Please keep your dandelions under control and your grass cut. If you need advice on weed killer, please contact the office. We have some names of brands that we’ve had success with.

Speed and loud mufflers also remain a problem. Please don’t speed and please watch out for pedestrians.

  • The Tenancy Agreement Review: From time to time we need to remind Tenants about the Tenancy Agreement that they signed upon moving into the Park. A couple of issues always get brought up and I thought I would do a recap of some of the important issues.
  • Additions/sheds/garages/fencing: A written request including drawings need to be forwarded to the landlord for approval. Fences are to be in chain link. Permits must be obtained from the Town of Stony Plain if applies.
  • Maintenance: Tenants will keep their home and lot in a state of good repair. All defects must be addressed in 15 days. If the Landlord must rectify then all costs will be forwarded to the Tenant.
  • Recreational Vehicles: Motorhomes, 5th wheels and pull behind trailers etc., including boats, utility trailers, flat deck trailers will only be allowed on the lot for 24 hours only. These types of vehicles that remain for longer than 48 hours will be issued a notice. If you happen to be doing some reno’s and need to have a POD or trailer on your lot, please let the office know and we can make some arrangements.
  • Assignment of Lease: The Tenant shall not transfer or assign this agreement or any interest herein without the written consent of the Landlord. Lease is not transferable, and your home cannot be rented out.

Odds & Ends:

  • If you have received a letter from the Management that you are not happy with, please come in and discuss it with us. Our office will not tolerate verbal abuse. Verbal abuse will be forwarded to the RCMP to be dealt with.
  • We have baby geese. Please be careful when driving by the ponds. Sometimes these little monkeys create traffic jams in the Park.
  • Phone numbers: If you no longer have a landline please let the office know. If your number has changed please let us know.

In closing:

Once again I would like to thank you all for keeping your homes and yards beautiful. You make our Community a truly special place to live.

A few words from Derek & Vanessa

Spring is finally here! Wow, what a cold snap we just came through. The warm weather brings out walkers and children playing so please remember that the speed limit is 30km through-out the park.

We would like to extend a very warm welcome to those who have moved into the park this past winter. We truly hope you are enjoying living here in the meadows.

General Information
Our Facebook page and website are getting more and more traffic to it which is awesome. We love connecting with everyone. When searching for us on Facebook make sure you look for our duck logo. Once again if your phone number has changed please notify the office.

We will be having the streets swept soon. If you see the sweeper we ask that you please remove your vehicle from the street. We will keep you posted as the day draws closer.

We should be welcoming some new little additions to the park soon…yes Geese!! Please don’t feed or disturb them in any way.

R.V. season will be upon us soon so please review the rules of owning an R.V., trailer or boat located in your Tenancy Agreement. R.V.’s, trailers (utility or travel) and boats can only be in your yard for loading or unloading purposes only. (max. 24 hours)

Insurance: Thank you to the majority of you who brought in your proof of insurance. I have been keeping track of renewal dates and will send you a reminder at the beginning of your renewal month as we require this
information yearly.

Community Events
The Town of Stony Plain will be holding its annual Treasure Hunt and Large Item Pick-up again this year. The Treasure Hunt will take place the weekend of May 3-5th. The Large Item Pick-up will follow the week after on May 6-10th. Check out the Reporter or the Town web-site at stonyplain.com for more information. This is a great opportunity to get rid of “stuff” laying around that you no longer need. However, if your stuff is not out to the curb for the Large Item Pick-up by the 6th of May the Town will not come back and pick it up. Restrictions apply.

Our Community Garage Sale is back by popular demand! The sale will take place on Saturday, May 25th, 2019. If you would like to have your name added to the list please call the office. I do believe this is our third annual! Its always a lot of fun. We have been toying with the idea of a pot-luck supper down at the office after the sale. Let me know if this is something that would be of interest to you.

Beautiful Yard Competition: Every year we hold a “Beautiful Yard Competition”. In August we will put a team of judges together and take a tour around the Community in search of yards that display beautiful landscaping.

We also look for yard neatness, flowers, etc. we also choose one home that has shown big improvements. The winners will receive a gift certificate. With so many beautiful yards in the park we are all winners! If you would like to nominate someone for this award please call the office.

Complaint Department
Dog poop! Clean it up!! I don’t know how else to say it. Keep your yards clear of dog feces as well. Dogs need to be chipped, tattooed or have dog tags on. Please provide the office with a picture of your dog so that in the event the dog gets out the office will have a reference from which to start to get the dog home safely. You can email it to me as well.

Coyote Update: We have had coyotes in and around the park recently. The truth is they get to live here as well as us. I contacted Fish & Wildlife recently. They gave me some great information how to deal with an encounter. A Coyote Hotline has been set up at 780-644-5744. There is a lot of good information available to you from that number. Fish & Wildlife will not “trap” a coyote. The only way they get involved is if the coyote is aggressive or injured. If this is the case you need to call 1-800-642-3800. This number is available 24/7. F&W did tell me that it has been over 20 years since there has been an attack on a human. Common sense must prevail; dogs on leashes, not leaving garbage out etc. Check out the hotline for more information.

Taxes: Regarding property taxes, you have until April 24th to dispute and get reassessed. If you think you have been unfairly assessed please call the Town at 780-963-2151 for more information.

If anyone has a complaint or concern please call the office to discuss or drop me a signed note into our MM mailbox. If the letter is not signed we cannot deal with it properly.

Odds and Ends
When selling your home please advise your Realtor that signs ARE NOT to be put in the ground. Window signs or sandwich boards are permitted. Also, if you are selling privately please be aware that any future Tenant must meet with Park Approval. Have them come in and speak with us.

In Closing
Our office continues to get a lot of traffic through it and we could not be more pleased with the comments we receive about our park. So, thank you!! We feel so fortunate to have a park filled with such special people.
